Kathleen
M. Nylen heads up PBTK’s affiliated gaming
and real estate consulting and valuation company. Ms. Nylen's
clients have ranged from local to international hotel and
casino owners and operators, major financial institutions,
real estate developers and property managers, and
governmental agencies. |
Ms. Nylen
has extensive and significant experience in various aspects
of the real estate and hospitality industries. She has conducted
and/or managed a large number of consulting engagements in
these industries, ranging from site selection studies to market
and feasibility analysis and market value appraisals, as well
as valuations of other businesses.
Ms. Nylen has provided market analysis and/or valuation services
for various types of real estate projects, including standing
and proposed gaming and hotel and motel properties in many
western and Midwestern states and gaming jurisdictions
(including Native American projects) elsewhere across the
country. She has provided similar services for retail centers,
master-planned communities, residential subdivisions, apartment
complexes and office buildings and has been the project director
or a key member of several urban redevelopment study teams
in Las Vegas and Reno. Her varied valuation and other consulting
services have included, among other things, trend analyses
and modeling, land use inventories, occupancy survey reports,
and opportunity assessments.
Ms. Nylen was formerly vice president of
Burke Hansen, Inc., in charge of their Las Vegas office. She
was also a principal, and was responsible for its Nevada consulting
practice, with PBTK’s predecessor national accounting
firm.
Ms. Nylen is a certified general real estate
appraiser in Nevada, an associate member of the Appraisal
Institute and a member of the International Society of Hospitality
Consultants (a highly coveted membership available only upon
invitation). Ms. Nylen also serves on the Board of Trustees
of the Community College of Southern Nevada Foundation,
and was a charter member of CREW Southern Nevada. She is also
an appointed member of the Clark County Board of Equalization. She served
as Vice Chair of Finance and member of the Board of Trustees
of the Greater Las Vegas Chamber of Commerce from 1994 through
2000. She has been a frequent guest lecturer at University
of Nevada, Las Vegas (both for the College of Business and
Economics and the William F. Harrah College of Hotel Administration)
and has been a guest speaker at regional and national real
estate and hospitality conferences. Ms. Nylen received the
1998 Sam Walton Business Leader Award sponsored by the Wal-Mart
Foundation and was named one of the most influential women
in Southern Nevada business 2003. She was the co-author of Cap Ex 2000, a study
of capitol expenditures in the lodging industry, published
by the ISHC.
